As the Valley comes alive with summer activity, bikers, hikers, paddle boarders, golfers, fly fisherman and our local moose are descending upon our trails and rivers. The 41st annual Aspen Food & Wine Classic was just in town and our famous 4th of July parade is just around the corner. So much to do and experience before the days grow shorter! As the jets line up at Pitkin County Airport the buzz of activity in the valley extends beyond the trails and rivers to the realm of real estate, where a diverse range of new listing opportunities have recently come to market for those looking to make Aspen/Snowmass and the surrounding area their home.
In April, Aspen saw its first $100m+ sale, as well as the continued strength of the $20m+ market (10 sales already this year). With regards to market strength, it looks like 2024 will be the first year that average sales price per square foot will exceed $3,000 for single family homes as well as condos/townhomes which have been hovering near the $3,000 mark. With many current listings priced at $4,000 a square foot and above, we are sure to see this change.
In Snowmass Village, much the same story since my last market update…. inventory is tight yet activity remains robust. Currently, there are only 12 single family homes available for sale with the very lowest priced home listed at $5.3 million! Over the past year, single family home sales have been hovering at $7 million and condos at $2.5 million due to the historically low inventory offerings. Overall, Snowmass Village prices have increased 8-9% over the past year and current price per square foot asking prices have well exceeded the $2000 a foot mark. It is clear that the Base Village development has played a significant role in increased price per foot with new condo offerings. This trend will most likely continue into next year with more new condominium development launches.
The Aspen Snowmass real estate market continues in a rock-solid upward trajectory. With less than a year supply of homes and condos available for sale in Aspen and only 12 homes for sale in Snowmass Village, there is no compelling reason for sellers to reduce their prices.
