There is no doubt that the 2024 real estate market has started off strong (particularly compared to last year). We continue to see high end deals both on and off market, like the $36 million home that just closed in West Aspen and the $80 million Owl Creek home that is under contract. Currently, there is a lot of buyer demand out there, those that are finding the right property are jumping on them quickly because they know that another great property might not come along for a while.
For the Aspen buyer that wants a single-family home or condo and doesn't want to pay $3,400/square foot many are looking to Snowmass Village where the price per square foot is half $1,700/square foot. While there are 111 condos listed for sale in Snowmass Village, 71 of them are under contract and consist of the new Aura and Phase II Viceroy offerings. These new properties have been so popular because they have filled a long-time void for buyers wanting new and furnished properties in Snowmass Village.
The most interesting market of all is the Snowmass Village single family home market. Currently, there are only 13 homes available for sale while 10 are under contract. Of the 13 homes available for sale, prices range from $6,295,000 (see home below) up to $18 million. It's obvious that buyers have picked up on the value in Snowmass Village. So, if you are in the market for a great home don't wait!
