Holiday cheer is in the air! The mountains are blanketed in white and town is buzzing. The new Hero's terrain and high-speed quad, Aspen Mountain's latest addition, has added 153 acres of cold-snow goodness to the upper eastside of Aspen Mountain and is the mountain's first significant addition since the opening of the Silver Queen Gondola in December of 1985 (see a preview of the new terrain attached below). Snowmass Mountain is next in line for an upgrade, with a new 2 mile-long gondola being planned to replace the Village Express 6-pack lift. Wrapping up 2023 has been a busy last push in the way of mountain improvements and valley-wide real estate as we transition into 2024. Here are a few reflections regarding our 2023 real estate market:

  • While historically low, listing inventory is up modestly over last year, finally creating more choices for Buyers.

  • Average price and price per sq. ft. across the board have somewhat stabilized however, some areas and price points have increased while others remain flat or have lagged behind.

  • Snowmass Village continues to offer value for those Buyers that can't find their perfect Aspen property.

  • Snowmass Village average price per sq. ft. remains almost half that of Aspen's average price per sq. ft. $1,500 vs $3,000.

What a spectacular fall! It’s been one of the longest and prettiest change of seasons I have seen in years. Stunning rides up to the Maroon Bells and Pinecreek Cookhouse with great friends are coming to an end. It’s time to hang up our bikes and dust off our ski equipment in anticipation of the upcoming El Nino winter and newly anticipated Hero's ski terrain (formerly Pandora's). However, I look forward to joining my friends once again on the slopes on opening day at Aspen Mountain on November 23rd, which is just around the corner!
