Spring is in the air, snow conditions are fantastic and town is buzzing with Spring Break guests. Since turning back the Covid-19 dial to yellow, restaurants, shops and businesses are safely open again. Travel restrictions have been lifted and all local residents are currently scheduled to be vaccinated by end of May. With a dry start to the season, we certainly made up for it in February with over 6 feet of snow and many amazing powder days. Aspen Skiing Company’s recent announcements that the 2021 FIS Snowboard and Freeski World Championships will be returning to Aspen March 10-21st as well as the US Alpine Championships in April, this Spring is certain to be full of excitement. Inventory has hit historically low levels with Aspen down 32% and Snowmass Village down 64% year over year. With demand higher than ever as we head into our busy Spring and Summer selling seasons, if you are thinking of selling or listing now is the perfect opportunity as you can expect to receive top dollar for your property. Hello 2021! I am happy to report that we just received over 2 feet of snow in the past 3 days, ski conditions are incredible. Like Aspen's silver rush in 1878 when people came from all over the country to seek a piece of the action in the mining boom, today we are seeing the same explosion in our real estate market. City dwellers continue to migrate out of metro areas, people are working remotely and others are just looking for a little safer haven. Activity continues with an upsurge in under contract properties resulting in a declining inventory across the board. The number of single family homes for sale in Aspen decreased 33% and 53% in Snowmass as of December 31, 2019 vs. December 31, 2020. Aspen vacant land offerings were down 47% and 50% in Snowmass. Even more notable, Aspen saw a 300% increase in homes that went under contract while Snowmass saw a 700% increase during this same time period. Buyers are looking and want in on a very limited supply. If you are thinking about selling your property, this might be one of the most opportunistic times for sellers that I've seen in my 20+ years in the Roaring Fork Valley real estate market. However, there are also pockets of opportunity for Buyers, but Buyers must be prepared and act swiftly if it's really something they desire. What a year! Gatherings have been limited and rules have changed but it has allowed us to re-focus on what's important: friends, family, and time well spent together. While people from geographic locations from around the world continue to seek a higher quality of life and refuge here in Aspen, Aspen's real estate market continues to stretch to new heights. No matter what gets thrown our way, Aspen real estate remains finite and steadfast due to our natural topography, deep history, endless recreation and strict building codes. Additionally, the last 40 years have shown a steady track of increasing values.
