Mother Nature and Old Man Winter have teamed up and are kicking off the 2019 ski season with lots of snow! 26” in the past 3 days and a total snowfall of 182” this season compared to the 233” the entire 2018 season. 

With epic snow conditions, Base Village at Snowmass and Aspen core condos and townhomes year-over-year continue to draw buyers consistently. Many who have been visiting Snowmass Village for years are now enjoying activities such as ice skating, rock climbing, outdoor concerts, new restaurants and shopping experiences that Base Village is now able to offer everyone-it’s a whole new world up there! 

CONDO/TOWNHOMES: Snowmass Village condo/townhome sales volume is up 40%, price per square foot is up 9% to $689, number sold is up 48% while average price was down 5% to $871,654. With the new Base Village offerings, many buyers are now looking for newer or remodeled properties instead of dated ones built prior to 2000. Aspen condo/townhome average sold price is up 19% to $2,667,462, price per square foot is up 11% to $1520, number sold is down 19% and total sales volume is down 4%. 

SINGLE FAMILY HOMES: Snowmass Village and Aspen single-family home sales are down year-over-year. Snowmass Village average sold price is down 5% to $3,127,309, average price per square foot is down 2% to $758, number sold is unchanged and total sales volume is down 5%. Aspen single-family home average sold price is down 19% to $6,456,313, average price per square foot is down 9% to $1,454, number of properties sold is down 20% to 79 and sales volume is down 36%. *See detailed year-end stats in the Market Report below.

Since the ribbon was cut at the grand opening celebration of the long-awaited Snowmass Base Village (SBV) development on December 15, 2018, to a jam-packed plaza, the excitement has only intensified.

In the two days that followed the festivities, the Aspen Times reported that nine deals closed — eight in the Limelight Hotel Snowmass and one at Lumin — amounting to $23.7 million in sales volume. One of Aspen Snowmass Sotheby’s International Realty’s resident market research expert, attributes the spike to “the psychological influence of Base Village.” 

It’s a promising start to a much-hyped project that has been decades in the making, which while officially open for business, still has to put the finishing touches on its last project. Upon completion, SBV’s residential offerings will include One Snowmass with Inspirato along with the Limelight Hotel Snowmass, Lumin and Residences at Viceroy Snowmass...

With the holidays upon us, the early snowfall and the opening celebration of Base Village at Snowmass last weekend, the 2018/2019 winter season is off to an exciting start.

The celebration was a game changer for Snowmass Village revealing the Limelight Hotel and Lumin Residences, new outdoor ice rink, climbing wall, new restaurants including Coloradough Donuts, The Creperie, concerts and shops! It is now a super cool place to hang out with the whole family. Do not miss it!

Highlights: Single Family

YTD January-November 2017 vs. 2018 

Aspen
YTD single family average sold price is $6,130,568 down 16.5% from $7,344,451,  number of homes sold is down 23% from 105 to 81 and total sales volume is down 36% to $494,323,752. Sellers are receiving 93% of their list price up from 92% and homes are selling in 199 days vs 237. I attribute the decrease in average sold price to the reduction of luxury home sales over $20 million and the decrease in number of transactions to a shift in purchases for higher end condos and penthouses in the core that require less maintenance.

Snowmass
Total sales volume is up 3% to $131,923,048 as well as number of homes sold from 38 to 41. Average sold price decreased 6.9% to $3,219,326 while days on market rose from 235 to 257. Sellers are now receiving 92.6% of their list price vs.91.7%. After a long flat run, sales that the condo segment of the market experienced have now started to trickle into the single family home segment as Buyers now see all that Base Village has to offer their families and that it's here to stay. 

Highlights: Condo/Townhome

Aspen
Average sold price was up 19.5% from $2,203,014 to $2,633,700 and price per square foot was up 10% from $1,373 to $1,510. While condos/townhomes are only taking 199 days to sell compared to 237 last year, the total number of sold properties was down 26% from 167 to 123.

Snowmass
The total number of sold properties increased 42.6% from 94 to 134, total sales volume rose 15% from $88,715,417 to $102,354,829, while average sold price declined 18% from $933,846 to $763,842. Selllers are receiving 93.6% of their list price vs.89.3% and properties are selling almost twice as fast from 395 days on market to 233.
